Many people are surprised to learn that they should have an inspection completed on new home construction, both during the building process and upon its completion. Building permits are required, but that does not mean a government inspector was available to inspect the process at each critical juncture. Not all issues with a new home are code-related; the issues could be related to safety, inferior products or contracted items.

Drainage and Slope

Water is one of the biggest threats to a house. Make sure the builder prepares the site so that water will drain away from the property. Prepare a building site that slopes and install trench drain pipes that will move water away from the house.

Foundation

Check the foundation before the framing begins. Local building codes will tell you the depth and strength of the concrete. Concrete needs to cure or dry. The drying time depends on the type of concrete used and the weather. Exterior foundation walls that will be below ground should be waterproofed.

Shear Wall Inspection

Look at the exterior wall before paint or siding is put up. This is known as a shear wall inspection. Depending on where the house is, a shear wall inspection could be required. The wall is inspected for the type of nails, panel joints, lumber, treated plywood, flashing, straps, anchor bolts and holddowns.

Roof Frame Inspection

The next step on the checklist is the roof frame inspection. This is also a code-related inspection that is part of a building permit. A roof frame inspection checks the rafter materials and allowable spans. It looks for grade marks on the wood. Then it measures and determines the size, span and spacing of the rafters. Joists, rafters and the ridge board are checked for compliance. Trusses must comply with engineering practices and be joined by approved fasteners.

Open Wall Inspection

Complete an open wall inspection before insulation and drywall are installed. This gives an opportunity to check the electrical, plumbing and structure for the mechanicals. Look for good craftsmanship in addition to code and safety issues.

Mechanicals

Inspect the heating, ventilation and air conditioning after they are installed. Most building codes include the fireplace and water heater as part of the mechanicals. Inspectors make sure that the locations of the mechanicals are approved and that there is fire separation from sleeping areas. Mechanicals have specific space clearances and ventilation requirements. Gas piping and venting is inspected and ignition sources are checked. The fireplace venting is inspected.

Use the Checklist

It is a good idea to have a checklist for inspecting new home construction. New home warranties usually expire before the more serious issues show up. Whether you rely on government code inspectors or hire a home inspector, the time and money will be worth it. General contractors rely on subcontractors to complete most of the work on a home and can become too busy to monitor every detail. Use the checklist to protect your investment.
